I do this by comparing similar home sales in your neighborhood and adjusting for other factors that can affect the sale of the home. Pricing the sale of your home correctly will attract more offers closer to the listing price and help sell the home faster.

Going from Contract to Settlement. After negotiating the price and terms of the contract, the buyer will most likely have a few contingencies to meet before they are able to close on the house. Common contingencies include Financial and Appraisal Contingencies in which the bank is involved and will be providing a commitment letter for the actual financing and the appraisal sets the value of the house for the bank to loan the correct amount. Other contingencies may include the home inspection, radon testing, lead paint testing, septic tank and well testing in rural areas, and even home of choice for the sellers and home sales for the buyers. All of the contingencies allow the contract to be voided until they are removed.
